So far nothing that i know of....
Jalan kayu is the nearest but seems dead now too...
Next would be hougang / kovan areas

Yeah, nearest would be hg/kovan. sk itself has little to no space for shophouses.. unlikely to find unless it's home based

Sengkang and Punggol mostly nothing. Hougang and Kovan mostly $88 shops. Upper Serangoon onwards have more and Geylang have a lot. Jalan Besar, Bugis and Beach Road have a handful.

I usually take bus from Sengkang to there.

It is quite a good place for Massage.

Not sure if it is counted as Sengkang area
